Terms of Use

1. Agreement
These Terms of Use (the “Terms”) are issued by Spectrum Design & Drafting Studios Ltd. (“Spectrum Home Plans,” “we,” “us,” or “our”). They govern access to the website at spectrumhomeplans.com and the purchase and use of home plans and related services offered through it (together, the “Site”).
By using the Site or placing an order, you agree to these Terms and to our Privacy Policy. If you do not agree, do not use the Site or buy a plan.
2. The Site
The Site presents residential designs, plan information, and a way to enquire about or order those designs. Catalogue pages are invitations to treat. A contract for a plan is formed when we accept your order and payment is received, or when we otherwise confirm the order in writing.
We may change, withdraw, or correct a listing, price, or description at any time before an order is accepted. If a listing contains an obvious error, we may cancel the order and refund any amount paid for that item.
3. Licence to build
Plans, working drawings, and related illustrations are protected by copyright. Buying a plan does not transfer copyright. It grants a limited licence on the following terms, unless a written agreement says otherwise:
- You may build one structure from the plans purchased.
- You may not resell, publish, or give the plans to anyone for a project other than that structure.
- You may not reproduce the illustrations or working drawings except as the licence for your package allows (for example, the print copies included with a PDF package, for people working on that build).
- A multi-use or repeat-build licence is available only by written authorization from us.
4. PDF plans
Where a PDF package is offered, the file is supplied at its original sheet size. The included licence is for building one house and for printing the number of copies that package allows, for your use on that project. PDF sets are not available for every plan.
You may use the PDF of a specific plan for up to twelve (12) months from purchase. The file is site-specific. Do not forward it to anyone who is not working on the site identified on the file. Removing, covering, or altering lot, block, or plan numbers, or otherwise changing the file so it can be reused on another build, is a breach of this licence. We will treat that misuse as a taking of our property and may seek compensation.
5. Mirror-reverse plans
If you request a mirror reverse, one set is supplied reversed and the remaining sets match the design as shown on the Site. Lettering and dimensions on a reversed set read backwards. Confirm with your building authority that they will accept sheets marked to be reversed.
6. Changes to plans
Non-structural choices such as siding, trim, and colour can often be made without redrawing the plans. Significant revisions should be redrawn by a qualified designer. We offer that work at an hourly rate. We are not responsible for changes made to the plans by anyone else. Check every dimension, material, and specification before construction, and tell us about a discrepancy before you continue.
7. Exchanges
Printed blueprints are not sent on approval and are not returnable for a refund. We will exchange them if every set is returned in original condition with the invoice number, within thirty (30) days of the invoice date. Credit from an exchange may be applied to a re-order for up to twelve (12) months. Re-orders from an exchange are subject to a service charge of $95.
Additional identical sets ordered within thirty (30) days of the original invoice may be purchased at the unit copy price. Quote the invoice number when you re-order.
8. Codes, cost, and professional review
Plans are drawn for Canadian conditions and are intended to meet or exceed the National Building Code and other provincial codes as a starting point. Local rules, climate, and site conditions can require changes. Pre-designed plans are designed to a maximum ground snow load of 40 lbs. per square foot. An engineer’s review and seal, when your authority requires one, is your responsibility.
We do not estimate construction cost. Labour, materials, and site work vary by region. Ask local builders for pricing before you commit. Heating, plumbing, and electrical layouts on the plans are typical. Your HVAC contractor, electrician, and plumber must confirm the work against the equipment you install and the code that applies.
A materials list, when purchased, is a quantity take-off to help with planning. It is not a guarantee of local availability or price. A standard site plan with open dimensions is included with the home plans. A site plan drawn to scale is a separate service and needs a legal survey and the setbacks required by your municipality.
9. Illustrations and AI-generated renderings
Listings may include exterior views, frontal sheets, and other images that show how a design might look when built and landscaped. Some of those images are hand-drawn or produced in CAD. Some are example renderings made with generative artificial intelligence.
Those images are illustrations. They are not photographs of a finished house, not a record of a specific lot, and not construction documents. Colour, cladding, roofing, windows, landscaping, furniture, sky, and the ground around the house may differ from the house you build. If a rendering and a working drawing disagree, the working drawing governs.
You may not copy, train a model on, or republish our drawings or renderings except as these Terms allow for the single build you licensed.
10. Orders and accounts
You agree to provide accurate contact and billing information. Access to an account is for you. Do not share sign-in credentials. We may refuse or cancel an order that appears fraudulent, that we cannot fulfill, or that would breach these Terms.
11. Acceptable use
Do not misuse the Site. That includes attempting to access another person’s account or order, interfering with the Site, scraping it in a way that degrades the service, or using any plan, image, or file except under the licence in these Terms.
12. Disclaimer
The Site and plan information are provided in good faith. Except where Canadian law does not allow a limit, we do not warrant that a plan, without local review, is fit for a particular lot or that the Site will be uninterrupted. To the extent the law allows, we are not liable for indirect or consequential loss, or for the cost of construction decisions made from a rendering rather than from the working drawings and the advice of your builder and local authorities.
Nothing in these Terms limits liability that cannot be limited under the laws of Alberta or Canada, including liability for fraud.
13. Privacy
Personal information is handled as described in ourPrivacy Policy.
14. Changes
We may update these Terms by posting a revised version on this page with a new effective date. The Terms in force when we accept your order apply to that order. Continued use of the Site after a change means you accept the revised Terms for later use.
15. Governing law
These Terms are governed by the laws of the Province of Alberta and the federal laws of Canada that apply there. Courts in Alberta have jurisdiction over disputes arising from these Terms or the Site.
